Casa de las Ratas Week 8 & 9

I think this piece of wood needs more nails.

Big news was finally we secured the comprehensive permit for the house.
To date we were working only with a re-roof permit. 
The city was starting to get angry that we were doing a little too much other work without more permits. 
The big hangup was all about "Title 24" which is a California energy compliance issue.
We got a proper Title 24 report and now have The Big Permit. And the roof is finished.

The plumber is wrenching away. We have cleared away all the old galvanized pipe and old cast iron waste pipe. Here you see the outside wall opened up to remove the old pipes in the second bathroom.

 

 

New copper service is being brought in from the street. The city is coming out today Monday 4/1/2002 to install a new meter and feed from the street as the old feed broke off. This will be a good thing and ensure fabulous water pressure.

 

 

Manny and I ripped out the old bathroom subfloor to resheath it. The old subfloor was low as there was poured concrete on top of it under the tiles. We needed to bring the subfloor up to the same level as the rest of the house. As the joists had been chiseled back, we installed new buddy joists to them so we could nail the new subfloor to them.

 

 Here is the new sub-floor in the bathroom...

 

Toto was outside replacing some more crawlspace vents. Notice how we finally got ALL the trash heaps removed! That was the last of six roll-offs. Now the yard is clear of all trash heaps.

 

Scotty came to visit on Sunday. Here we are taking an imaginary bath together.

Week 2: more cleanup and roof replacement.

Week 3: the big dumpster comes and the hot mop boys will show up. 

Week 4: fixing the valleys, new kitchen subfloor

Week 5: prepping the roof, framing in the kitchen, ripping out more floors...

Week 6: Replacing a ridge board, new tiles on the roof, more paint, why not?...

Week 7: Let's get the roof finished! And destroy more stuff inside!

Coming next weekend at Casa de las Ratas: 
Week 10 & 11: Plumbing will be completed. More tools will be acquired.

Week 12: Kill that old rear bathroom, level the yard, cast some concrete.

Week 13: HVAC installation, reclaiming wasted space, start fixing windows

Week 19: Sanding windows, drywall blocking, paint the house exterior!

Week 22: Big Inspection goes well, stucco scratch coats, wiring beauty shots

Week 23: Is that The Rat House or Circus Vargas? Termite Tenting! Nuke 'em all. Insulation begins.

Week 24: R-19 in all the ceilings.

Week 28: The guys will complete all the wall insulation. Drywall Begins!

Week 32: Drywall and yet more drywall.

Week 34: MORE drywall!

Week 38: 8,000 drywall screws later, it's all up. Mud and tape brigade begins!

Everything up to week 52: Bath and Floor Tile installation.

Week 62: Windows Reinstalled. I hope you are not afraid of COLOR!

Week 64: Finish color washing. Install some crown moulding.

Week 66: Tons of cool details to show off. Moulding, AC Grilles, Floor Tile, Medicine cabinet...

Week 67: Window casings

Week 76: Copper Gutters! Too cool. Exotic lights start arriving.
