Casa de las Ratas Week 13

We're going to start this week's Casaratas gallery with a tour of the crawlspace. All plumbing is installed. Copper hot and cold service, gas pipe and waste lines are all run ready for inspection. Jerry's AC is installing the HVAC system.

The HVAC FAU has been hung and ducting is being run.

 

 

There is the new 4-ton FAU hung neatly from the floor joists. 

 

 

The exhaust for the furnace has been nicely located in the wall cavity between the shower and bedroom #2.

 

The return duct for the AC has been installed in the hall ceiling.

 

This return duct runs through the 1st bedroom closet. Now that it has been located, we are reclaiming the wasted area that used to be a basement go-down access, back when the house had a basement in Santa Monica. Now that the house only has a crawlspace, we do not need a full door to get into the crawlspace. 

Here, Manny and Martin are installing two cinder blocks to match the rest of the foundation.

 

The new sill plate was anchored to the cinder block supports with 1/2" anchor bolts and floor joists were installed for a new closet/alcove for the 1st bedroom. I'll probably leave this as an open alcove, perfect for a TV and sound system, and make a round arch feature out of it.

The wall was opened up and a header installed. 1 x 6 sub-floor sheathing was put on and finally the erstwhile basement door was closed up.

 

Ricardo was busy outside painting the rafter tails.

 

 While Toto began the window repair assembly   line.

 

These windows are not in too bad shape. After stripping and sanding off the 3 layers of old paint, they will fine. I had gotten a quote for new windows for the whole house. It would have been $23,000. We will be repairing the old windows which suit the character of the house much better anyway.

Week 7: Let's get the roof finished! And destroy more stuff inside!

Week 8 & 9: Final touches on roof, removing all the old hard conduit/black pipe, filling yet another roll-off dumpster.

Week 10 & 11: Rough plumbing finished, electrical started, more tools acquired, and a big header installed

Week 12: Kill that old rear bathroom, level the yard, cast some concrete.

Week 64: Finish color washing. Install some crown moulding.

Week 66: Tons of cool details to show off. Moulding, AC Grilles, Floor Tile, Medicine cabinet...

Week 67: Window casings

Week 76: Copper Gutters! Too cool. Exotic lights start arriving.
